7 reasons South Wairarapa is red hot in the property market

From olive groves to tiny homes and subdivisions from $295k, this selection of property in Southern Wairarapa proves it’s the hot spot to buy into

7 reasons South Wairarapa is red hot in the property market

After being pigeon-holed as a cow cockie’s haven for decades, Southern Wairarapa reinvented itself more than a decade ago as a weekend bolthole for weary Wellingtonians after the burgeoning wine industry lent a hip vibe to previously sleepy towns such as Martinborough.

Now, leafy neighbours Featherston and Carterton are recording substantial increases in property values and prices, with heated interest from professionals looking to relocate to the area and stretch their dollar further. These days buyers are more likely to be looking for a permanent home and although many are still making the commute by train to Wellington, a significant number are self-employed or contractors who can work from their “virtual” home offices.

This has helped drive price increases well above the national average per annum, but with the average value still below the $550k mark, the region offers lots of options in terms of what you can get for your buck.

1. Something for everyone

What a cutie! This 1358m2 property in the heart of Greytown offers a lot more than meets the eye. The charming main 1880s two-bedroom cottage has two spacious living areas which open to the picture perfect verandah, courtyard and pretty garden. This is presently used as the owner’s accommodation for the operating B&B.

You can choose to gain an income stream from the self-contained studio and one bedroom settler’s cottage at the bottom of the garden or make the most of the flexibility this additional space offers for family life. Teenager’s retreat or home office? Granny flat? There are so many ways you can configure this delightful property to meet your lifestyle needs.

2. Lifestyle central

Hankering for some rural bliss? Then check out this new 35 ha subdivision of bareland lifestyle blocks – a short drive from funky Carterton, the vineyards of Martinborough and only a 10-minute drive to the station if you’re commuting to Wellington. The estate is bounded by QEII covenanted native bush with power and a sealed road to the boundary of each block. They’ve even thrown in a free wi-fi connection so you can chase the dream and work from home.

5. An olive grove of your own

There’s no shortage of space in the home’s 340m2 floor plan, with three bedrooms, 2 bathrooms, media room and spacious living areas offering a relaxed and inviting lifestyle. Upstairs there’s the opportunity to create a great home office in the studio space.

7. Terrifically tiny

We all know that small house footprints are making a big impact these days and this little beauty is a case in point. Currently run as an Airbnb this cottage in Martinborough is a great example of how a compact design can still offer plenty of space, comfort and modern facilities.
